Sea Girt is a small borough with unusually generous lots for a shore town. Parcels well over a hundred feet wide are common, and the Sea Girt Estates section in particular is built around Georgian colonials on deep, level ground with room behind the house that most beach communities simply do not have.
That depth is what makes a substantial structure realistic here. There is space to set a pavilion back from the house, or to place a pool house on the far side of the water, without the yard starting to feel full.
A steady share of the borough’s housing is being rebuilt rather than renovated, and that is the easiest moment to plan an outdoor structure — while the pool, the terrace and the planting are still being laid out rather than worked around.
On a deep Sea Girt lot a pavilion can sit properly away from the house, which is when it works best. Far enough back to feel like its own room, close enough that carrying food out is not a trek.
Ocean exposure is worth building for even a few streets inland. Fixings, finishes and roofing all take more punishment here than they would further west, and specifying for that at the outset saves rework later.
Pavilion Styles Available
• Timber Frame Pavilion — exposed beams with a choice of shingle or standing-seam metal roofing.
• Standard Pavilion — vinyl or pressure-treated wood, with options including privacy walls, transom windows and decorative trim.
• Lean-To Pavilion — a lower-profile design for placement close to the house, a pool deck or an existing patio.
A pergola gives a wide, level yard some structure without walling any of it off. Over a terrace or at the end of a pool it draws an edge around the seating and takes the hardest of the afternoon sun off it.
On a rebuild it is often the last thing specified and the first thing that makes a new patio feel finished rather than simply paved.

Lot depth is what makes a full pool house workable in Sea Girt. Rather than a cramped structure pressed against a boundary fence, there is usually room for a proper building with a changing room, a bathroom and covered space facing the water.
On a property being rebuilt, running services out to the pool house while the ground is already open is far simpler than retrofitting them afterwards.

• Custom Layouts — changing rooms, bathrooms, storage and kitchenette configurations specified around how the pool area is used.
• Exterior Matching — siding, roofing, windows, doors and trim specified against the house, which matters on the Georgian colonial architecture common through the borough.
