Middletown covers forty-one square miles and roughly a dozen distinct sections, so there is no single Middletown property. Oak Hill runs to half-acre lots and larger, with the biggest homes on more than an acre. Navesink and Locust sit on wooded, hilly ground above the river, where parcels of one to three acres and long private drives are normal. Middletown Village and River Plaza sit somewhere in between.
Our own yard is in Belford, which makes this the one township where we are usually working a few minutes from the job rather than across the county.
On the sloped, tree-covered lots along the Navesink, siting is most of the exercise. Grade, terracing and where the light actually gets through the canopy tend to decide the position before anything else does.
On the larger Oak Hill and Navesink properties a pavilion can sit well away from the house and still make sense, which is when the structure earns its keep. Sized properly it takes a full table and a seating area without feeling like an add-on.
On sloping ground the first question is always level. Getting a flat, well-drained pad in the right position is what makes the finished building look intentional rather than perched.
Pavilion Styles Available
• Timber Frame Pavilion — exposed beams with a choice of shingle or standing-seam metal roofing.
• Standard Pavilion — vinyl or pressure-treated wood, with options including privacy walls, transom windows and decorative trim.
• Lean-To Pavilion — a lower-profile design for placement close to the house, a pool deck or an existing patio.
A pergola is often the most useful structure on a hillside lot. It defines a level terrace, gives a sloping garden a fixed point, and filters light without blocking a river view that is usually the reason the house faces the way it does.
On flatter ground in Oak Hill or River Plaza it does the more familiar job: shade and shape over an existing patio.

• Vinyl Pergolas — low-maintenance, with optional privacy panels, reinforced posts and retractable shade fabric.
• Wood Pergolas — pressure-treated pine or cedar in flat or arched profiles, freestanding or attached to the house.

Where a Middletown property has a pool, a pool house is usually about separation — keeping wet feet, towels and equipment out of a house that may sit some distance away or up a slope from the water.
On the deeper Navesink and Locust parcels there is normally room for a fully finished building with a bathroom and covered porch. On tighter lots the same job is done by a compact changing room with covered storage.
