Marlboro is subdivision country in the best sense of the phrase. The township runs to roughly sixty neighbourhoods across Marlboro Proper, Morganville and Robertsville, and much of the housing is large custom and semi-custom colonial — four thousand square feet and up in the premium enclaves, on lots running from a quarter acre to well over two.
Most of these yards were landscaped years ago, and a great many already have a pool. The work is rarely about creating outdoor space from nothing. It is about adding the one thing the yard was never given: shade, shelter, or somewhere to put people that is not the patio slab.
Because the planting is established and the pool is already in, placement matters more here than it would on a blank site. A structure has to be positioned around what is already there.
A pavilion is usually the right call on the larger Marlboro lots, where there is genuine distance between the house and the rear boundary. Set back from the pool it becomes a second gathering point rather than more of the same patio.
On a two-acre property there is scope to place it well away from the house entirely, which changes how the whole yard gets used.
Pavilion Styles Available
• Timber Frame Pavilion — exposed beams with a choice of shingle or standing-seam metal roofing.
• Standard Pavilion — vinyl or pressure-treated wood, with options including privacy walls, transom windows and decorative trim.
• Lean-To Pavilion — a lower-profile design for placement close to the house, a pool deck or an existing patio.
On a quarter-acre or half-acre lot a pergola often does more than a pavilion would. It shades the patio you already have without eating the lawn, and it keeps sightlines open across a yard that is not enormous to begin with.
Retrofitting over an existing patio is routine work, and attaching to the house is straightforward on the colonial rooflines common through the township.
Pergola Options
• Vinyl Pergolas — low-maintenance, with optional privacy panels, reinforced posts and retractable shade fabric.
• Wood Pergolas — pressure-treated pine or cedar in flat or arched profiles, freestanding or attached to the house.
• Sizing — standard footprints through to custom spans, scaled to the patio or pool deck.
A great many Marlboro properties have had a pool for years without ever having anywhere to put the things a pool generates. A pool house absorbs all of it — towels, floats, covers, the pump and chemicals — and gives swimmers somewhere to change that is not the downstairs bathroom.
On an established property the practical question is usually access and services rather than space: where the run comes from, and how the building sits against planting that has had twenty years to mature.

• Custom Layouts — changing rooms, bathrooms, storage and kitchenette configurations specified around how the pool area is used.
• Exterior Matching — siding, roofing, windows, doors and trim specified against the main house, which matters on the large colonials common across the township.
