Deal fits a remarkable amount of property into just over a square mile of oceanfront. Homes here sit on deep, carefully maintained grounds, and a great many are already built around outdoor life — substantial pools, tennis courts, wrap-around porches and terraces facing the water.
On grounds like these an outdoor structure is not a way to find extra space. It is a way to give the space that already exists a purpose: somewhere shaded to sit between swims, somewhere to serve lunch without going inside, somewhere the pool equipment and furniture live out of sight.

A pavilion suits a property where the pool is the centre of the summer and shade runs short by mid-afternoon. Open on all sides and properly roofed, it holds a full dining table and stays usable when the weather turns.
On larger grounds a pavilion also works set apart from the pool entirely — beside a tennis court, or at the far end of the lawn, where it becomes a destination rather than an extension of the terrace.
Pavilion Styles Available
• Timber Frame Pavilion — exposed beams with a choice of shingle or standing-seam metal roofing.
• Standard Pavilion — vinyl or pressure-treated wood, with options including privacy walls, transom windows and decorative trim.
• Lean-To Pavilion — a lower-profile design for placement close to the house, a pool deck or an existing patio.
Closer to the house a pergola is often the better answer, where a solid roof would block light from rooms facing the water. It frames a terrace, gives climbing planting something to hold, and filters the sun without cutting the view.
Along a walkway between the house and the pool, or over an outdoor kitchen, it defines the route and the room without enclosing either.
Pergola Options
• Vinyl Pergolas — low-maintenance, with optional privacy panels, reinforced posts and retractable shade fabric.
• Wood Pergolas — pressure-treated pine or cedar in flat or arched profiles, freestanding or attached to the house.
• Sizing — standard footprints through to custom spans, scaled to the patio or pool deck.
Few places in New Jersey suit a pool house as naturally as Deal. Pools here are substantial and used hard through the season, and a dedicated building takes that traffic out of the main house — changing rooms, showers, towels and somewhere shaded to sit with the doors open.
Because a good number of Deal houses are occupied seasonally, it is worth building for how the property is actually used: a finished interior and bathroom for the summer, in a structure that closes up cleanly and securely once the season ends.
